. House Rules: Light cooking allowed, strictly no visitors/overnight guests, no smoking, and no pets.
. Lease Terms: 1-month advance rent + 1-month security deposit. Minimum 6-month lease per HDB regulations. No agent fees for the tenant.
. Availability: Immediate move-in.
